Once someone is in a house, we provide support to help them keep it.
The Ahikāroa housing team supports tāngata whai ora to navigate tenancy issues, link to other supports, make sure they have all the household items they need, and engage with their community.
What is right for one person may be different for another. Support offered to each person is specific to their needs and wishes, and will not be the same for everyone.
Ahikāroa housing case workers
Ahikāroa housing case workers (HCWs) complete a housing assessment and work with tāngata whai ora to understand their housing needs, and any barriers to housing they may be facing.
A plan is then created to support tāngata whai ora to access suitable housing options. This may include rental references, supporting people to apply for the social housing register (if eligible – this is needed for a person to access LinkPeople property), applying for other rentals and attending viewings.
Moving in
Once a suitable home has been found, our HCWs ensure all the paperwork and administration has been done. They also assist tāngata whai ora with the logistics of moving in, such as movers and sorting out the power connection.
Sustaining housing
HCW support continues after move-in day. HCWs help tāngata whai ora sustain their tenancy by:
- working with clinical teams and other services to identify wrap-around supports needed
- supporting tāngata whai ora to access different services, such as budgeting and support services
- facilitating activities that promote community involvement
- helping tāngata whai ora to access adequate and appropriate financial support,
- helping tāngata whai ora access resources for their home, such as utilities, furniture and household items
- working with Ahikāroa tenancy managers to navigate tenancy-related issues.
Ahikāroa HCWs do not provide support with shopping, attending appointments, personal cares, or medication management. If this is needed, our HCWs will help tāngata whai ora access the appropriate supports that do this.
Ahikāroa tenancy managers
Ahikāroa tenancy managers work in a trauma-informed way that has a strong tenant focus. Our aim is to ensure tāngata whai ora have every opportunity to successfully maintain their tenancy and be good tenants and neighbours.
Tenancy managers ensure tenants are aware of their rights and responsibilities, and proactively manage tenancy breaches to ensure Tenancy Tribunal intervention is a last resort. This includes:
- completing tenancy documentation, such as tenancy agreements and bond lodgement
- ensuring properties are maintained
- ensuring repairs are completed in a timely manner
- conducting property inspections
- issuing any notices or letters of breaches
- dealing with rent arrears
- being a liaison and building relationships with the landlord
- navigating tenancy-related issues (usually in collaboration with the relevant HCW)
- highighting any concerns to the housing case worker
- dealing with end of tenancy paperwork.
Tenancy management and maintenance (LinkPeople social housing)
The LinkPeople tenancy team are responsible for the management and maintenance of LinkPeople’s social housing portfolio. They provide supportive tenancy management to the people accessing and living in our social housing.
This team works in accordance with the Residential Tenancies Act 1986, ensuring that all our properties are well-maintained and meet healthy homes standards.
As a registered community housing provider (CHP), LinkPeople also adheres to the guidelines of the Community Housing Regulatory Authority.
